1) I don't live in California and the book was too specific to California.I would've liked some examples of properties outside of La La Land where values aren't so ridiculous and the profits so unrealistic.
2) The author uses way too many exclamation points!The title is just one example!Overused exclamation points make the tone of the book seem more like a motivational book!Repeat after me: "I can successfully flip homes for a living if I put my mind to it!I will be a wealthy and successful real estate investor someday!"
3) At least half of the book didn't pertain to flipping and just discussed a lot of general homebuyer info.Again, this is good if that's what you're looking for.I wasn't and found myself skimming those sections.He also could've been a little more generic in description because in many states we don't close in escrow, we sign disclosures before an offer is accepted, and inspection and financing contingencies work a little differently than he explains.
3) Pretty sure Coldwell Banker Burnet paid him to plug them so often in the book.Using an agent is essential for many people, but what if you decide to do this full time... wouldn't it really be worth it to get a license and save yourself the commission on both sides?In some states where the profit off these flips is much lower, saving thousands on the commission is huge.I get that he's writing about his experience and what's worked for him, but he doesn't even mention the possibility.
4) Holy ego.He name drops, tells us how he has broken comps on every house he's flipped, and makes it seem like he's doing us a favor by writing this fantastic book full of his secrets.
5) I would've liked a few more horror stories with information on how to salvage your profit if a serious issue comes up after you own the house.Flipping is not as easy as he makes it seem.Although maybe he did address this and the exclamation points and overly enthusiastic language distracted me.
Again I did really like some aspects of this book and will definitely utilize some of the checklists and tips if I decide to flip a house.Like most other "make millions in real estate" books, there are a few things I will takeaway and a bunch of crap I will forget.
